To Buy In For 2024

As a local Realtor and investor, here are my predictions for the BEST neighborhoods to buy real estate in this year.

1. Garland District

(also known as the North Hill neighborhood)


One of my favorite Spokane spots! The Garland District in northwest Spokane is known for supporting the local arts scene. The small neighborhood is home to the Blue Door Theatre, an amateur comedy club, as well as the historic Garland Theater. There are multiple thrift stores, a trendy shop that sells handmade vintage Spokane prints, several local coffee shops, and a handful of restaurants. With a healthy mix of dive bars, outdoor patios, bookstores, cute bistros and a summer farmer's market, this neighborhood just keeps growing- somehow while still maintaining it's historic charm. Homes here tend to be more affordable than the Audubon/Downriver area, with much of the same appeal.

2. Colbert

With the North Spokane Corridor freeway slooooowly progressing, so is northward expansion! Colbert is a sprawling pocket of the county that has some beautiful suburban neighborhoods. Most of the homes land within the Mead school district boundaries, and many offer bigger lots than what you can find closer to town. Plenty of acreage parcels are available to build on, and new spec home developments keep popping up. There are also a plethora of older homes that are ripe for opportunity with a little bit of updating. If you’re looking for an area of town with increasing value over the next 10 years, this would be one area to look at!

3. NoLL River District

North Liberty Lake

Everyone knows about Kendall Yards… but do you know about NoLL yet?! “North Liberty Lake” is one of the newest expanding mixed-use communities,
and it’s a good one! A paved trail runs along the Spokane River to the north and a variety of pathways connect the sprawling neighborhood. Versalia Pizza,
New Love Coffee, and Sweet Annie’s Artisan Creamery are a few of the local businesses already calling this neighborhood home- and word on the street is
that The Grain Shed will be opening here as well! Mixed with cottage-style homes, typical single-family homes and townhomes, the River District has a
little bit of everything. Tucked along the riverbank is even the 4-acre River District Farm, which produces local vegetables and offers them to patrons at
the weekly farmers markets. Builders are continuing to offer spec homes expanding east along the river, so there’s plenty of time to jump in!
